Construction and finish specifications
Review the material choices, sizes, brands and allowances. Confirm project quantities and measurements when requesting a quote.
Foundation and structure
- Cement: Ultratech for concrete work. Ambuja, Dalmia, KCP or Samrat for brickwork and plastering work.
- Bricks: locally made bricks or Karimnagar bricks.
- Steel: TATA steel mat for footings with 10 mm and step pedestal with pillar size. Other steel: 550D bars from Kamadenu, Shakti or GSPL.
- Grills and iron: 10 mm grills and gate with pipe design, up to ₹25,000.
- Railing: SS Jindhal 304 for steps and glass railing, up to 1200 for sft.
Doors and windows
- Door type: Teak Wood, Colour and CP.
- Main door: double door, 8 feet high and 4 feet wide, size 9/5, granite frame and mesh doors.
- Kitchen door: double door, 8 feet high and 3½ feet wide, size 5/4, mesh doors and granite frame.
- Bedroom doors: single door, 8 feet high and 3¼ feet wide, size 3/4, pine wood with handle sets.
- Bathroom door: WPC door (BWP), boiling water point.
- Windows: UPVC, “112” gage, height according to room size, granite frame, three framing with 2 glass and 1 mesh, up to ₹600 per sft.
- Pooja door: glass door with design.
- Cellar and penthouse door: 5/4, 7½ feet main doors with mesh doors.
- Hinges and tower bolt: SS finish.
Electrical
- Pipes: Sudhakar.
- Cover board: Gold Medal Steel.
- Branch wire: Anchor, V-Guard or Havells.
- Brand switches: Legrand Allzy.
- Profile lights and roof lights: interior.
- Lighting: Goldmedal or Orient, 15 watts according to room area, gate lamp and elevation light.
- AC connections with AC pipe outlet.
- Fans: up to 7k for 2 floors in hall room. Cellar and penthouse: up to 2 to 3k for hall and all bedrooms.
Sanitary
- Western bathroom for bedrooms: Cera up to 5k for cellar and penthouse.
- Indian toilet for common bathroom.
- Two way diverter and wall commode system (Jaquar, Hindware, Somany or Cera) for 1st and 2nd floor.
- Taps: Jaquar long body for kitchen for two portions, first and second; outside rubber taps; equivalent taps for common bathrooms; kitchen sink up to 5k.
- Astral pipes and one 4000 litre tank for each floor.
Paint
- Internal paint: Asian or Berger with gypsum (Lapum), double coating. Colour up to 7k per bucket for internal and external use.
- External paint: Asian or Berger with gypsum with double coating. Texture added if needed.
Granite
- Steps, ramp and cellar: Karimangar Granite, Lapatra, up to ₹80.
- Corners of 2 floors inside, windows, kitchen platform, bathroom frame and gate pillars: up to 140 to 160.
POP and panels
- Gypsum with design.
- External PVC fluted panels.
Marbles and tiles
- Hall tiles: 4/6, up to ₹70 to ₹90 per sft, only first and second floors.
- 2 × 4 size tile, “upto 600 to 700 Box” for penthouse, cellar, bedrooms of all floors, bathrooms of all floors, wall and floors.
- Grouting is included.
- Pooja room totally with tiles.
- Steps with granite and tiles.
